A pool job does not have one crew and one inspection — it has a dig crew, a steel crew, a plumber, an electrician, a gunite crew, a decking crew, a plasterer, and usually a fence company, arriving over weeks with nobody around who saw the whole plan. The permit box has to survive all of it and still be legible for the last inspection.

A job that outlasts its own crews

Why pool builds are different

Most trades finish a job before the paper has time to get stale. A pool build does the opposite: excavation happens one week, steel and plumbing rough the next, gunite a week after that, and then a curing period, decking, and plaster — commonly ten to sixteen weeks from first shovel to first swim. No single person is on site for all of it, and the plan the steel crew worked from is not something the plasterer has ever seen.

Layered on top of that is a document that has nothing to do with the pool itself: the safety barrier. Fencing, self-closing gates, and often an alarm are commonly required around a residential pool, frequently built or verified by a different company than the one that built the shell, and frequently inspected separately — sometimes the last inspection on the job, sometimes the one that actually closes the permit.

The steel crew is long gone

The plasterer shows up ten weeks after the rebar went in with no idea what the dowel layout looked like or whether a change order moved the tanning ledge. The person who could answer is on a different job in a different county.

The barrier is somebody else's paperwork

A fence company builds the barrier, an alarm company wires it, and neither of them was handed your plan set. The document that closes the permit is the one nobody on site actually has.

The design moved mid-dig

The homeowner adds a sun shelf or a raised spa wall after excavation starts. The engineer revises the steel layout, and the deck crew three weeks later is still working from the sheet that was current when the hole was cut.

The box didn't survive the season

A permit card staked in a backyard for four months goes through rain, sun, and a gunite truck backing past it. By the pre-plaster inspection, what's left in the box is not what anyone can read.

A representative sequence

Timing is illustrative — actual sequencing, stage names, and inspection order depend on your jurisdiction and your build. What doesn't vary is the shape of the problem: every stage is a different crew, gated by an inspection, and the barrier at the end is commonly handled by a company that was never on site before week eleven.

The pool or spa building permit, plus any separate electrical bonding permit. Many jurisdictions still require the physical permit card to stay posted at the site for the duration of work — keep doing that; this is the copy everyone else reads.

Shape, depth, steel and dowel layout, and the plumbing schematic. When an engineer revises it mid-dig, upload the new sheet and hide the old one — the crew pouring gunite next Tuesday sees one current plan, not a stack.
A Approved plansBarrier and gate plan
Fence height, self-closing and self-latching gate hardware, and any alarm requirement your jurisdiction expects. This is commonly a separate document from the pool plan, and it's the one the barrier sub is least likely to have already seen.
E EngineeringEngineering letters and equipment data
Retaining wall or raised-wall engineering, plus pump, heater, and filtration cut sheets. The equipment data is what a service call needs three summers from now, long after the box that came with the pump is gone.
I InspectionsInspection results, stage by stage
Steel, plumbing and electrical rough, bonding, gunite, pre-plaster, and the final — including the barrier inspection, which commonly runs on its own schedule. Whoever arrives next can see what already passed before they show up.

    Plan set, steel layout, and barrier plan go up before excavation starts, so the page is ready for the first crew on site, not the last.

    Placard goes up at the gate

    Post it at excavation, where a barrier will eventually stand. One sheet, sleeved, staked for the length of the build — not just the first two weeks.

  3. 03

    Add each inspection as it lands

    Steel, rough, gunite, pre-plaster, final, barrier. Upload results as they come in and every later crew can see what's already been signed off.

General notes

This does not replace a posted permit or the barrier itself

Many jurisdictions require the permit card to be physically posted and visible for the life of the job, and pool safety barrier requirements — fencing, self-closing gates, alarms — are commonly required by law and vary significantly by jurisdiction. DryPlans holds the paperwork so everyone on site can read it; it does not build the fence, and it is not a substitute for a legally required physical barrier. Straight answers
Our build runs sixteen weeks. Does the page expire partway through?
No — a job site stays active on the page for as long as it's active on your plan, with no separate clock. It's built for exactly this: a plan you post at excavation still needs to be current at final barrier inspection four months later.
The fence company isn't our crew. How do they see the barrier plan?
The same way anyone else does — they scan the code staked at the site. There's no login and nothing to hand them in advance; the barrier plan is just another document on the page, right next to the pool plan it has to match.
Can we keep the homeowner's contract or pricing off the page?
Yes. Every document has a visibility toggle. Post the permit, the plans, and the inspection results publicly, and keep anything you'd rather not have an inspector or a passerby read hidden — visible only from your dashboard.
What happens to the page after the pool is done?
Archive the job once the final and the barrier inspection both pass. It stops counting against your plan's active-job limit, but the page stays live — useful if an equipment warranty claim or a barrier question comes up years later.
